As Housing Inventory Dwindles . . .

I have always enjoyed selling real estate in Miami because there is always so much changing around me from week to week, no matter what the market is revealing according to all of the comments and media around.  What is going on right now is certainly interesting, and if you are a buyer, you likely feel the housing market is “playing rocket,” especially in the same upward direction, as you quickly realize it slipping away.  When you look at just about every price category and type of housing in Coconut Grove, Coral Gables, Pinecrest and the surrounding areas, it’s easy to see why.  In the past six months alone, the months of inventory based on closed sales in these three areas has steadily dropped by 30%, from 10.7 months in December 2011 to 7.4 months in May 2012.

. . . Housing Prices are Rising Quickly!

There are not very many properties for sale (depleted inventory again) and lots of buyers actively pursuing their desire to live in any one of south Florida’s fine communities.  What is even more challenging, is to be on the buying side of the Miami real estate market.  One reason is the people who live here – in those wonderful homes and condos – who don’t want to leave their place in paradise, so they are not selling.  There are not a lot of choices out there.  Also, if you need to get a mortgage in order to close on a property, you can bet it is going to get even harder to find that perfect place with property values going up faster than you can blink while you are working through the financing process.  So, if you need financing, it’s best to get it lined up right away so you will be ready to act on a home of your liking and remain competitive in the negotiating process.  If you need a good mortgage broker to get you started in the right direction, I am delighted to make a recommendation.

Jumping to Action with the Right Experts is Priceless

So, here’s some good advice for you to consider.  Work with a qualified and experienced Realtor who knows values and where to direct your focus for a purchase within your means and desires.  Then, allow your agent to put you in touch with a savvy, local mortgage broker who also has lots of experience and can get you qualified as fast as the “rocket” aforementioned.  These are your team players to whom  you must give your honesty, loyalty and availability.  You will soon be amazed at how quickly and professionally your dreams and goals will be realized.
